The HAT @ NINTH brings creativity and culture home with 108 new downtown homes

Reimagined and now welcoming residents, The HAT @ NINTH conversion project has successfully transformed an underutilized office building into a vibrant community with 108 new rental suites in the heart of Calgary’s downtown.

Located steps away from Glenbow, Werklund Centre and Olympic Plaza, at 205 9 St. S.E., The HAT @ NINTH is part of the downtown arts and culture evolution, with transformative projects currently underway at all three of these iconic Calgary landmarks.

Originally constructed in 1966 and opened as the Natural Resources Building, the redevelopment project has taken care to preserve some unique architectural elements of the building, while adding recessed balconies that bring light and outdoor space to residents, and energy-efficient upgrades including new doors and windows that improve sustainability and lower utility costs.

In its new form, The HAT @ NINTH embraces the creativity and culture of the community with open gathering and amenity spaces for residents. The conversion addresses housing demand with a variety of layouts and price points for modern one- and two-bedroom suites that offer sweeping city views in any direction.

This conversion, the seventh completed under The City’s Downtown Calgary Development Incentive, will receive $8.3 million in program funding. The incentive program offers eligible projects up to $75 per square foot of office space converted for residential use.   

"Together with our partners, we’re replacing empty office buildings with new purpose and bringing fresh energy to the city,” said Thom Mahler, The City’s Director of Downtown Strategy. “These conversions are generating $4 of private investment and $7 in total economic impact for every $1 of City investment, and bringing life to our vision of a revitalized, lively, and diverse downtown.”

To date, the Downtown Calgary Development Incentive is supporting 21 office conversion projects, transforming over 2.68 million square feet of underutilized office space into over 2,600 new homes, 226 hotel rooms, and a hostel.
