City awards two sites to affordable housing providers under non-market land sale program
Calgary, AB — The City of Calgary has awarded two sites approved for disposition under the fifth Non-Market Housing Land Sale (NMLS) Program to affordable housing providers Liberty Housing Organization and Siksika Off-Reserve Affordable Housing (SORAH).
The awarded sites are:
- 155 Cirrus Cl N.E.: Liberty Housing Organization with an envisioned 105 homes for Calgarians
- 3010 36 St S.E.: SORAH with an envisioned 95 homes for Indigenous Calgarians
The NMLS program uses surplus City-owned land to reduce project costs, provide equity and help non-profit providers secure financing and government funding. Each dollar of City land value has leveraged nearly $4.50 from provincial and federal partners. $3.9 million in the form of a land value contribution is being invested in these two projects in total.
Also included in NMLS round five was a site located at 15 Santana HL NW, however the applications received did not meet program requirements. The City will not proceed with the awarding of this site in this phase and it will be offered in a future NMLS round.
"The need for affordable housing in our city is greater than ever,” says Mayor Jeromy Farkas. “Offering City-owned land to select providers at below market value helps to remove land cost, which is one of the largest barriers facing non-profit housing providers, and helps us to provide more homes for Calgarians.”
Both housing providers must now carry out further due diligence to ensure the sites are viable for their projects, and must satisfy their pre-sale conditions, including land use amendments where applicable and development permit approvals.
"We are honoured to have been selected through the City’s Non-Market Land Sale to transform the Midfield Heights site at 155 Cirrus Close NE into high-quality, non-market housing.” says President of Liberty Housing Organization Oliver Trutina. “This opportunity marks an important step toward expanding affordable housing options and providing more Calgarians with safe, stable homes. We look forward to continuing our partnership with the City of Calgary to help close the housing affordability gap and build more inclusive communities."
"The team at SORAH Project is thrilled to continue working with the City of Calgary to create sustainable, vibrant and culturally significant housing solutions for urban Indigenous peoples in the City,” says SORAH General Manager Max Lloyd. “The Dover project will see the construction of close to 100 townhomes, which is critical to helping address the need for affordable housing in Calgary.”
Since 2019, NMLS has enabled nearly 1,000 perpetually affordable homes across 18 developments; 280 homes have opened their doors to date with more than 700 in active planning or construction.
