Calgary sees highest building permit numbers in 10 years during first quarter of 2024

The City continued to enable significant development investment in Calgary during the first quarter of 2024. There was a 34 per cent increase in building permits received year-over-year, with 5,384 applications received. This was the highest volume of building permits received over the first quarter of a year in the past 10 years, reinforcing Calgary's status as a desirable place to live, work and to start a business.

“With a record number of building permits received in the first quarter of 2024, we have stepped up support for our customers,” says Ulrik Seward, Chief Building Official for The City of Calgary. “We did this by issuing 4,736 building permits in Q1 2024. This is the highest number of building permits The City issued in the first quarter of a year in the past 10 years.”

Of all the building permits received in Q1 2024, The City issued 3,889 residential building permits. Of these permits, 2,425 of the building permits contained new residential units. There were 4,689 residential units within those building permits. The timely review and approval of these applications is critical to achieving the objectives of Home is Here: The City of Calgary's Housing Strategy. Residential building permits made up 82 per cent of all building permits issued during the first quarter of the year. During the same period, 14 per cent of the building permits issued were non-residential building permits.

Overall, the building permits issued in Q1 2024 represent $1.3B in construction value, a strong investment from the development and building industry. During this period, they completed several large construction projects, listed below. These projects represent a $263.8M investment in Calgary.

1.       Lakeside at Yorkville Building 1000, a six-storey multi-residential building providing 136 units in Yorkville, valued at $44.2M.

2.       68th Street Logistics Park - Building 2, a warehouse/distribution facility in East Shepard Industrial, valued at $35M.  

3.       Nude by Battistella, a 19-storey multi-residential building providing 177 units in Beltline, valued at $33.5M.

4.       Foundations for the Future Charter Academy - Montgomery High School in Montgomery, valued at $31.9M.

5.       68th Street Logistics Park - Building 1, a logistics park in East Shepard Industrial, valued at $29M.

6.       Shell Prism, a 55-storey office building in Downtown Commercial Core, valued at $25M.

7.       Parkside 217213, a three-storey multi-residential building providing 37 units in West Springs, valued at $18M.

8.       Mahogany Storage and Carwash, a three-storey car wash and self-storage facility in Mahogany, valued at $16M.

9.       Bow 360 Multi-Residential - Building A, a four-storey multi-residential building providing 70 units in Wolf Willow, valued at $15.6M.

10.   Fresh Taste Office and Warehouse, a distribution facility in East Shepard Industrial, valued at $15.6M.
